Curb Appeal
Curb appeal is your best chance to make a strong first impression on buyers before they enter your house. The pluses and minuses that jump out at buyers create their initial opinion of your home and how you keep up your house's regular maintenance.
Knowing this helps us to decide what we can do to attract buyers from the street and into your house. If your home's exterior isn't up to par with retouched paint and colorful greenery it's time to get those things done. Follow the Curb Appeal Checklist and increase your house's final selling price.

"Welcome to your new home!"
Does your house seem to say, "This is Your New Home" to a buyer? Examining your property from a buyer's view, I'll advise you of adjustments that enhance Open House appeal.
I'll suggest that you take away anything that gives the look of clutter. Surface areas like tables, desks and counters should be clutter-free. Arts and crafts, sentimental items, family photos, and kids' artwork should get stored away too. You need to "neutralize" the house so buyers can see it as their new home.
I know instantly where a room's best characteristics are and how to highlight them. Changes that directly affect your dollars include fixable like furniture pieces that should get rearranged, rooms that need neutral paint, carpet that needs to be steamed, fixtures that need polishing, and windows that need cleaning.
I'll make sure your home is appealing and that it's friendly, staying away from "offensive" or "can't-work-with" shades on the walls and furniture. And if none of your belongings are there, you can consider renting furnishings. You want your home to look lived in as opposed to barren.

Setting the Stage
At your Open House, we're doing well if we're engaging the buyer's senses.
Brightening up each room is critical, so we'll do things like open curtains and create light where needed to welcome the buyer. Together we'll enhance the air of the house with enjoyable music playing softly and make sure a nice aroma circulates room-to-room. We'll include cozy-looking throws, and pillows on your love seat and bed. We want buyers to feel like your current house is their future home. |
